6 Things you need to know
1. THERMAL IMAGING
One of the most important technological advances for inspections is the thermal camera. Not only has this military technology been made available for commercial use, but our understanding of its application to building science has seen unprecedented progress. 

It can help detect overheating electrical connections, missing thermal insulation, and invisible water leaks.

That's why we offer thermal scans as a part of or an add-on for all of our inspection packages
2. RADON GAS
First, some facts about Radon: It's a naturally occurring, odorless, colorless, deadly gas. It is responsible for an estimated 21,000 lung cancer related deaths every year.
We always recommend including a radon test with every inspection because conditions can change and each home will have different levels even within a neighborhood. 

The EPA has defined an upper limit of Radon gas every home should be under. Be sure you know the level in the home you're buying as excess levels WILL have negative health effects on occupants. 
3. SEWER CAMERAS
We're not looking for the Teenage Mutant Ninja Turtles, but we OFTEN discover otherwise undetected clogs, misalignments, bellies, cracks and other undesirable conditions inside the underground sewer pipes with our sewer camera. 

Discovering these conditions before closing, you can save yourself from cleaning up a costly and disgusting sewer backup

That's why we offer the sewer camera add-on with any of our packages that do not already include it.
4. DIGITAL FIRST REPORTS
Gone are the days of barely legible carbon copy reports you'd need a magnifying glass and a dictionary to understand. 

Our reports have evolved over the years to their current, digital first iteration. 

We take high resolution photos and video of defects we discover and include them in a web-based report so you can quickly and easily understand the condition of the property. 

If this seems like a no-brainer, it was. Your eyes and brain will be happy we operate in the 21st century! ;)
5. CRAWLBOTS
Crawlspaces are notoriously difficult places to move, let alone crawl very easily. This make inspecting this vital area of the home very challenging. 

That's why we use CrawlBots on every crawlspace inspection. This innovative robot allows us to easily get an HD view of all the important plumbing connections, foundation components, and structural supports under a house. 

Make sure your inspector can access any crawlspace, even if he or she can't fit in one!
6. MOLD TESTING
Mold is actually a symptom of a water problem. That's why our home inspections specifically looking for potential surface mold growth. But most of the time, mold grows in areas that cannot be seen

If you have concerns about mold in a home because you've seen dark/multi-colored circles on a wall or a bedroom smells musty, that's a valid reason to have air testing performed to determine whether or not there are problem levels of mold in the house that would indicate excess moisture or a hidden water leak.
